What working in Bosnian covers
Contracts and closing documents in Massachusetts are written in English. Suad goes through them with you in Bosnian, one line at a time, so you know exactly what you are signing.
- The offer: Massachusetts buyers sign an Offer to Purchase first and a Purchase and Sale Agreement after. Suad explains the deposit, every deadline and each contingency.
- The inspection: since October 15, 2025, a seller cannot make you give up a home inspection. Suad helps you book it and understand the report.
- Calls, messages and email: updates in Bosnian or English, whichever you prefer, from the first showing to the closing.
Suad is not an attorney and does not give legal advice. Your attorney has the final word on any contract.
Buying from Bosnia or elsewhere in the diaspora
Some buyers want a home for family members in Greater Boston; others want a 2- or 3-family that produces rental income. If you live outside the U.S., plan a few things early:
- Your team: line up a Massachusetts real estate attorney, a lender and a tax advisor before you make an offer.
- Taxes: the IRS issues an ITIN to people who must file U.S. taxes but cannot get a Social Security number. Ask a tax advisor whether you will need one, for example if you plan to rent the property out.
- Signing: ask your attorney which documents must be signed in person or notarized, and how that can work if you are abroad.
- Seeing the property: Suad can send you listings, walk you through details by phone or video call and be your eyes on the ground.
For income property, see our page on investing in Everett, Revere and Malden.
Loan options people ask about
- FHA: low down payment loans. Since May 25, 2025, FHA is limited to U.S. citizens and permanent residents and is no longer available to non-permanent residents.
- ITIN loans: some private lenders offer mortgages to borrowers with an ITIN. These are non-QM loans, so rates, fees and down payments are often higher than on standard loans.
- Self-employed buyers: some lenders look at bank statements instead of tax returns.
We do not promise approval. A licensed lender decides who qualifies.
Your team and your money
If you would like lenders and attorneys you are comfortable with, Suad can share referrals. You decide who to hire. Ask each one about fees, compare at least two lenders, and get every quote in writing so you can compare the same numbers.
Wire fraud targets buyers, especially buyers who are far away. Never send money based only on emailed instructions. Call your attorney at a phone number you already know and confirm before any wire.
