Begin with a free home valuation
Suad studies recent sales of comparable homes nearby, the condition of your home and what buyers can choose from today. You receive a price range and a plan, with no pressure to list. For a 2- or 3-family, he reviews the current rents and leases as well.
An online estimate is a fine starting point, but it has never seen your kitchen or your basement. A local valuation has.
What selling costs in Massachusetts
- Deed excise tax: $2.28 per $500 of the sale price, which is $4.56 per $1,000, in most counties. A $700,000 sale works out to $3,192.
- Brokerage commission: negotiable and set in writing before your home is listed. Since August 17, 2024, offers of compensation to buyer agents can no longer appear on the MLS.
- Attorney fees for the deed and closing documents.
- Your mortgage payoff and any liens.
- Final water and sewer reading, plus adjustments for taxes you paid in advance.
Documents to have ready
- Smoke and carbon monoxide certificate: your local fire department inspects and issues a Certificate of Compliance. Schedule it once you have a closing date. See the state guide.
- Lead paint notice: for a home built before 1978, give the buyer the Property Transfer Lead Paint Notification, plus any lead reports you have, before the Purchase and Sale Agreement is signed.
- Title 5: this septic inspection is required only when the home has a septic system. A home on city sewer does not need it. Your attorney can confirm.
- Homes with tenants: collect the leases and deposit records. Leases generally stay in place for the new owner.
Your sale, step by step
- Valuation and plan: a price range, the repairs worth making and a target date.
- Get ready: clean, fix what matters and take quality photos.
- List and show: your home goes on the MLS and in front of buyers.
- Accept an offer: you sign the Offer to Purchase and then the Purchase and Sale Agreement.
- Buyer's inspection and financing: Suad keeps the deal moving.
- Closing: the attorney records the deed and you are paid.
In September 2026, the median Massachusetts listing stayed on the market for 45 days. Price and condition have the biggest effect on your timeline.
