Our Portuguese service today, honestly
We want you to know exactly what to expect:
- Suad speaks English and Bosnian. Diana Kantarevic on his team speaks Spanish.
- No one on the team speaks Portuguese yet. A Portuguese-speaking agent is joining the team.
- Until then, you can text or email us in Portuguese, and we will answer in writing in Portuguese.
- Our guides and pages are available in Portuguese, so you can read about each step at your own pace.
- Calls and showings are in English for now. You are welcome to bring a family member or friend to help.
How buying a home works in Massachusetts
- Get pre-approved by a lender so you know your real budget.
- Make an offer. Massachusetts buyers sign an Offer to Purchase, and later a Purchase and Sale Agreement.
- Inspect. Since October 15, 2025, a seller cannot require you to waive a home inspection.
- Lead paint notice. For a home built before 1978, the seller must give you the state Property Transfer Lead Paint Notification before the Purchase and Sale Agreement.
- Close with a real estate attorney and receive your keys.
The contracts are in English. We explain them to you in writing in Portuguese, and your attorney reviews everything before you sign. Suad is not an attorney and does not give legal advice.
Loans and down payment help
- FHA: 3.5% down with a credit score of 580 or higher, on a home you live in. Since May 25, 2025, FHA is no longer available to non-permanent residents.
- ITIN loans: an ITIN is a tax number the IRS gives people who must file taxes but cannot get a Social Security number. A few private lenders make mortgages to ITIN holders; they are non-QM loans, so rates, fees and down payments are often higher.
- MassHousing: up to $30,000 in down payment help for income-eligible first-time buyers.
- ONE Mortgage: a state program with 3% down (5% on a 3-family) for eligible first-time buyers.
- City of Everett: up to $20,000, forgivable over 5 years, for eligible first-time buyers of a 1- to 4-family or condo in Everett.
We make no promises about approval. A licensed lender decides who qualifies.
Protect your down payment
Wire fraud is one of the biggest risks at closing. Never send money based only on instructions in an email or a text. Before any wire, call your attorney at a phone number you already know and confirm the details.
