Why so many buyers start with an Everett multi-family
Everett's streets are full of 2-family and 3-family houses. Some are stacked triple-deckers with an apartment on every floor. Others are up-and-down or side-by-side 2-families. You will also find condos carved out of older multi-family buildings.
The plan most owner-occupants follow is straightforward. You take one apartment for yourself and lease the rest. Rent from your tenants goes toward the mortgage, taxes and insurance, and year by year you build equity in a property that keeps producing income.
- 2-family: your home plus one rental.
- 3-family or triple-decker: your home plus two rentals.
- 4-family: can still be financed with a home loan, as long as you live in one unit.
Loans for owner-occupants
Living in the building opens the door to home loans that need far less cash up front than investor financing.
- FHA: 3.5% down with a 580+ credit score on a 1–4 unit home you occupy.
- Conventional: Fannie Mae permits as little as 5% down on a 2–4 unit home you live in.
- ONE Mortgage: a Massachusetts program for first-time buyers, with 3% down, or 5% on a 3-family.
- MassHousing: financing for 1–4 unit homes plus down payment help for first-time buyers. Details at MassHousing down payment assistance.
Everett is in Middlesex County. For 2026, the FHA and conforming loan limit there is $1,232,250 for a 2-family and $1,489,500 for a 3-family. A lender confirms which program you qualify for.
Will the rents carry the building?
On some properties the rents pay a large share of the monthly cost. On others they fall well short. Price, down payment, interest rate and today's rents all decide it, so Suad works through the numbers with you before any offer goes in.
- Start with the rents in the signed leases, not the rents a listing says are possible.
- Take out taxes, insurance, water and sewer, repairs and an allowance for a vacant month.
- Set what remains against the monthly mortgage payment.
Many lenders can count part of the other units' rent toward your qualifying income. Rules differ by loan program, so ask your lender how they will treat it.
Everett also offers a residential exemption to owners who live in their home. The Mayor and City Council set the percentage each year; it was 25% for FY2025. First-time buyers may qualify for the City of Everett's down payment program of up to $20,000 on a 1- to 4-family or condo in the city.
Massachusetts rules to check first
- Lead paint: for a building put up before 1978, the seller must hand you the Property Transfer Lead Paint Notification before you sign the Purchase and Sale Agreement. When a child under 6 lives in the building, the new owner has 90 days from taking title to delead or reach interim control.
- Tenants: existing leases and security deposits normally pass to the new owner. Request copies of every lease and every deposit record.
- Inspection: inspect the whole property: every unit, each heating system and the roof.
